PoolNestled among olive groves, Villa Maestosa is an enchanting typical Tuscan farmhouse located on the foothills of a small mountain between the cities of Lucca and Pisa. It has been renovated offering elegant spaces and modern comfort while retaining its history and traditions. In front of the villa, there is a small pond with beautiful and elegant white swans. A wooden bridge over the pond leads to a magnificent private park shaded by trees. The outdoor facilities include a beautiful swimming pool with sun lounges, a very romantic flower gazebo ideal for enjoying a refreshing cocktail during the sunset and a splendid al fresco dining area equipped with barbecue.
The ground floor features a majestic living room with comfortable sofas, an office area and a domed dining area with seating for twelve persons. The spacious living room has direct access to the outdoor dining area and the garden. The typical Tuscan kitchen is fully equipped and includes a central island which is very convenient for cooking lessons. On the same floor, there is also a fancy fitness room and a laundry room with a washing machine and a dryer. The first-floor houses six charming bedrooms all with en-suite bathrooms, safe, Wi-Fi, air conditioning and heating system. The bedrooms have been carefully renovated combining classical elegance and rustic details such as original terracotta floors and wooden beamed ceilings. The views of the rooms vary between garden views, pool views, pond views and countryside views.
Your reservation includes a complimentary housekeeping and cook service six days a week. A personal chef will be at your complete disposal for preparation of breakfast and one meal either lunch or dinner. The cost of groceries, food and beverages will be at an additional cost. Concierge service will be available throughout your stay to help you personalize your holiday and make it an unforgettable experience. During your stay, you can book an entertaining group cooking lesson as well as wine, oil and ice-cream tasting. Alternatively, enjoy a relaxing massage by the pool area while watching the sunset. The surrounding countryside offers a variety of outdoor activities such as tennis, golf, horseback riding, hiking, a visit to the thermal baths and tours of picturesque historical villages including the walled city of Luca. Villa Maestosa with its breathtaking landscapes and amazing panoramas can offer the perfect scenery for a holiday retreat, a wedding party and a social event.

Villa Terms:
- Rentals during high season are from Saturday to Saturday (minimum 7 nights).
- For rentals during low and mid-season, a minimum of 3 nights stay is required.
- During high season, in case of any special request, the minimum stay could be reconsidered.
- Check-in is after 4pm and check-out until 12pm. You should contact the villa manager to inform about the approximate time of arrival.
- A security deposit of €3,000 is required upon arrival in cash (in Euros). It will be returned to guests upon departure, after checking if anything has been damaged in the villa.
- Pets are allowed with an extra fee.
- No smoking permitted.
General Terms:
- For stays in countryside and rural areas, a rental car is recommended due to the limited transportation.
- Please note that prices are listed in Euros and do not include taxes or unless otherwise noted.
- The Italian government has implemented a Visitor’s Tax between €1.50 – €5.00 per person, per night and is applicable for the first 7 nights of a stay. This tax to be paid on-the-spot.

Deposit Terms:
A non-refundable deposit of 35% of the total price should be submitted at the time of reservation to guarantee the booking.
Final Payment Terms:
Due 75 days prior to arrival (non-refundable final payment).
Cancellation Policy:
35% deposit is non-refundable. Bookings cancelled within 75 days prior to arrival are non-refundable and subject to a 100% cancellation fee.
