A deposit of 50% of the total rental price is required at the time of booking in order to guarantee your reservation. The final balance is usually due 60 days prior to your arrival day, unless otherwise stated by the specific villa. For late bookings made less than 60 days prior to your arrival day, the full amount must be paid at the time of booking. This may vary from property to property.
Cancelation charges may vary from property to property. In general, the cancelation terms are as follows:
All cancelations are subject to a 35% cancellation fee of the total cost of the reservation.
Cancellations received in writing 90 to 60 days prior to your arrival day, are subject to a 50% cancellation fee of the total cost of the reservation.
Cancellations received in writing 59 days or less prior to your arrival day, are non-refundable and subject to a 100% cancellation fee of the total cost of the reservation.

Security deposits vary from property to property and must be paid upon arrival in cash and in Euros to the owner or representative. The deposits are refunded upon check-out after checking if there are any damages in the villa and/or any extra services not included in the rental price. Should the client decide to leave the property earlier than scheduled, the owner or representative is authorized to refund the deposit to the client by post after checking for any damages or additional expenses. Elite Villa Collection declines all responsibility in the event of a dispute between the client and the owner/representative regarding the deposit.
Minimum Rental Stay:
Generally during High Season, a minimum stay of one week (from Saturday to Saturday) is required and during Low and Mid-season, some properties may allow a minimum stay of 3 nights.
Villa Occupancy (Number of Persons and Pets):
Only those persons whose name appear on the rental contract and whose presence has been registered with the authorities may use the property. Rates are based on occupancy, therefore the number of persons (adults and children) must not exceed the occupancy indicated in the rental contract except in the case of infants (less than 2 years old). The client must inform Elite Villa Collection at the time of booking if bringing any pets as well as the number of pets and size. Pets will be permitted in those properties where they are accepted.
Tax & Services Charges:
Please note that prices are listed in Euros and do not include taxes or service charges unless otherwise noted. Each destination has a tax and/or a service charge which may also vary from property to property.
It is strongly suggested that a travel insurance is purchased for protection against illness, death or other including coverage in case of any trip cancellations. Elite Villa Collection is not responsible for any injury, loss or damage to clients during the vacation and/or to the rented property.
Check-in / Check-out:
Unless otherwise stated in the Terms of each villa (Villa Terms), the Check-in and Check-out should be as follows. The check-in on Saturday between 4 pm and 7pm and the check-out on Saturday between 8 am and 10 am. You should contact the owner or representative to inform about the approximate time of arrival. Late check-out is subject to availability. Changes to check-in and check-out timings should be requested and approved by Elite Villa Collection at least 3 days in advance. In case of inevitable delay on the arrival day, the client must call Elite Villa Collection Customer Service between 4 pm and 8 pm. The telephone numbers are specified on the itinerary given to you by us or by our representative agencies. In case of a different check-out time, the owner or representative has the right to obtain a copy of the client’s credit card which will be returned to the client by post once the villa has been checked. If there are any damages, the owner or representative is obliged to inform both the client and Elite Villa Collection about the details of the damage and the exact amount that will be charged.
Upon arrival you must present your passport or id as well as the itinerary given to you by us or by our representative agencies in order to proceed with the registration in accordance with Italian legal requirements.
