The secluded position allows complete privacy and an absolutely relaxing experience. The accommodation is split between the main villa and a former hay loft which has been converted into a light-filled guest house. The seven-bedroom property accommodating thirteen guests makes it perfect for gatherings of friends or family seeking to retain some privacy. Both units have their own separate kitchens and living areas enabling two groups to comfortably share the spaces.
The main villa offers a vast living room with an open fireplace and comfortable sofas for the cozy autumn nights, a dining room with seating for twelve persons and a sun room with billiards table. The kitchen is fully equipped with all the modern appliances and comprises a table for breakfast. Adjacent, there is a utility room with additional fridge and freezer, storage space and a laundry room. The first floor hosts four bedrooms with en-suite bathrooms and the second floor the Master bedroom with a large en-suite bathroom. The Guest House features one double bedroom and one single bedroom. Between the main villa and the guest house, there is a private heated swimming pool with sun beds, a jacuzzi and an adjoining al fresco dining area with a charcoal barbecue covered by a beautiful Tuscan style pergola. There is also a separate bathroom with shower that can be used when using the pool.
Villa Leopoldo has been carefully restored in a contemporary style offering a comfortable and modern living with high quality furnishing and fittings. It is within a close proximity from several small historical towns in the heart of Tuscany and has easy access to the motorway making it convenient for reaching the art cities of Florence, Lucca, San Gimignano, Pisa, Volterra and Siena.

Villa Terms:
- Rentals during high season are for a minimum of 7 nights (from Saturday to Saturday) and during low and mid-season for a minimum of 4 nights.
- A security deposit of €1,500 is required upon arrival in cash (in Euros). It will be returned to guests upon departure, after checking if anything has been damaged in the villa.
- Check-in is from 5pm to 8pm and check-out by 10am. Late check out is subject to availability. You should contact the villa manager to inform about the approximate time of arrival.
- The villa is not responsible in cases of any delays due to weather or any other circumstances beyond their control.
- Travel arrangements to and from the villa are not included in the price.
- No smoking permitted.
- Pets are not permitted.
General Terms:
- For stays in countryside and rural areas, a rental car is recommended due to the limited transportation.
- Please note that prices are listed in Euros and do not include taxes or unless otherwise noted.
- The Italian government has implemented a Visitor’s Tax between €1.50 – €5.00 per person, per night and is applicable for the first 7 nights of a stay. This tax to be paid on-the-spot.

Deposit Terms:
A non-refundable deposit of 50% of the total price should be submitted at the time of reservation to guarantee the booking.
Final Payment Terms:
Due 12 weeks prior to arrival (non-refundable final payment).
Cancellation Policy:
50% deposit is non-refundable. Bookings canceled within 12 weeks prior to arrival are non-refundable and subject to a 100% cancellation fee.
