Perched 800 meters above Lake Como, Villa Clessidra offers one of the finest views of the lake and the surrounding mountains.  Built in 1999, this Italian Art Nouveau villa has been recently restored to exceptional standards, preserving its original features while utilising modern luxuries and cutting edge technology.  Sitting within 4.5 acres of landscaped lush gardens with truly stunning panoramic views, this gorgeous vacation rental offers peace and tranquility.  

Arranged over three main floors, the villa can comfortably accommodate fourteen persons in eight contemporary and stylish bedrooms.  The interior design is elegant with minimal furnishings and in keeping with the characteristics of Art Nouveau including mosaic floors, carefully restored frescoes and stonework facades.  There is a spacious living room, an attractive formal dining room with seating for 10 guests, a fully equipped kitchen, an office space and a wide open-plan recreational space including music system, TV, projector, board games, a pool table and a small kitchenette.  A lift links the three main floors and the basement which houses the caretakers’ apartment and laundry.  The main outdoor terrace surrounding the villa is equipped with alfresco dining and lounge areas offering outstanding views over the lake.  There are also two roof terraces one of which features an amazing island bar forming a great spot to enjoy the beautiful sunsets.  

Within a short walking distance there is an infinity edge heated swimming pool with jacuzzi attached, a beautiful sleek stone terrace with sun loungers and an extraordinary pool house.  The pool house with floor-to-ceiling windows appears to float on the water and comprises comfortable seating areas, a dining area, a well equipped kitchen and a green roof terrace overlooking the lake.  There is also a changing room and bathroom carved into the rock face.  During your stay you can use the yoga/fitness room which is carved out of the cliff face offering inspiring views.  It can easily accommodate eight yoga practitioners side by side, a fitness area with Technogym equipment, a steam room and shower facilities.  The property has its own private boat anchored in a small lakeside village which can be easily reached with a cable car.  This offers you the opportunity to explore the lake in comfort and access directly some of the charming lakeside restaurants.

Minimum Stay in High season:  7 nights (from Saturday to Saturday).  In case of any special request, the minimum stay could be reconsidered.

Minimum Stay in Low and Mid-season:  4 nights 

Security Deposit:  €5,000 per week to be held by the rental agency when possible  Otherwise the full amount of the security deposit is required upon arrival to be paid on-the-spot (in cash and in Euros) and released upon departure if no damages will occur.

Food & Beverage Deposit:  €2,000 is required for all the grocery costs during guests stay and can be paid by bank transfer no later than 2 weeks prior to arrival or upon arrival (Euro cash only).  The villa will keep track of the expenses and request additional funds if required.  At the end of the stay, any unused balance will be returned. 

Mandatory Visitor’s Tax:  €1.50 – €5.00 per person, per night and applicable for the first 7 nights of the stay to be paid on-the-spot (in cash and in Euros).

Occupancy:  Villa Clessidra accommodates 16 persons in 8 bedrooms but due to the fact that the common areas of the Villa have no capacity to accommodate 16 persons, it is only recommended for a maximum of 14 persons.

STAFF & SERVICES

Included in the price:

 

  • Welcome drink and snack upon arrival including a selection of Italian pizza and focaccia bites, local salami, crackers and cheese platters, fresh seasonal fruit, little traditional pastries; prosecco and non-alcoholic drinks.
  • Bed linen and bath towel change every 3 days
  • Daily housekeeping, 8 hours per day (8am-12pm and 5pm-9pm), 6 days a week.
  • Daily chef & assistant services for preparation of 3 meals including breakfast (continental buffet), lunch and dinner, 6 days a week.  Food & beverage are excluded from the rental price. 
  • Villa manager, 8 hours aper day (9am-1pm and 4pm-8pm), 6 days a week.

GENERAL TERMS & CONDITIONS

Villa Terms:

 

  • Rentals during High season are from Saturday to Saturday (minimum 7 nights).
  • For rentals during Low and Mid-season, a minimum of 4 nights stay is required.
  • Check-in is after 4pm and check-out until 10am.  You should contact the villa manager to inform about the approximate time of arrival.  Late check in needs to be confirmed prior to arrival
  • 2 sets of keys and 2 gate remotes will be handed to guests to have independent access to the villa.  The guests and the Villa Manager will both sign a document as proof of the handing over of the key􏰁s􏰄
  • A security deposit of €5,000 per week to be held by the rental agency when possible, otherwise􏰀 it will be collected by the Villa Manager upon arrival  in cash and in Euros.  It will be returned to guests upon departure, after checking if anything has been damaged in the villa.  
  • A food & beverage deposit of €2,000 is required for all the grocery costs during the guests stay.  This can be paid either by bank transfer no later than 2 weeks prior to arrival (bank account to be provided separately when requested) or it will be collected by the Villa Manager upon arrival in cash and in Euros.  If additional funds are required during the stay, the guests will be informed by the Villa Manager.  The Villa Manager will keep track of the costs and undertake a reconciliation of all the costs at the end of the stay (this will be discussed together with the main guest at check-out).
  • Three meals per day including breakfast (continental buffet breakfast), light lunch (one main and dessert) and dinner (either one entree or a buffet of starters, one main and dessert).  The menu options for each day should be communicated by the main guest to the villa manager one day in advance.  Guests will be able to chose from the menu for each meal but it will be restricted to a few different choices across the entire group for each single meal.  The chef will not be able to prepare a different meal for each individual guest but can prepare a few different dishes for the entire group.  Guests need to inform about any food allergies or special food requests at the time of the booking.
  • Breakfast is served from 8am to 10 am, lunch from 12pm to 2 pm and dinner from 7pm to 9 pm.  If guests wish to have their meals during other hours, this needs to be communicated in advance to the Villa Manager so that the chef can leave the meals ready for them in the kitchen but guest􏰁s will not􏰁 be served. 􏰄
  • Pets may are not allowed.
  • No smoking permitted.

 

General Terms:

 

  • For stays in countryside and rural areas, a rental car is recommended due to the limited transportation.
  • Please note that prices are listed in Euros and do not include taxes or unless otherwise noted.
  • The Italian government has implemented a Visitor’s Tax between €1.50 – €5.00 per person, per night and is applicable for the first 7 nights of a stay.  This tax to be paid on-the-spot.
  • Extra services may be required to be paid on-the-spot in cash (in Euros).  Please check with your villa specialist for more details.

PAYMENT TERMS & CONDITIONS

Deposit Terms:  

A non-refundable deposit of 50% of the total price should be submitted at the time of reservation to guarantee the booking.

 

Final Payment Terms:  

Due 12 weeks prior to arrival (non-refundable final payment).

 

Cancellation Policy:  

50% deposit is non-refundable.  Bookings cancelled within 12 weeks prior to arrival are non-refundable and subject to a 100% cancellation fee.
